15 Cheapest Places To Buy A House In Jamaica 2026 — But 7 Of Them Are A TRAP
15 Cheapest Places To Live And Buy A House In Jamaica in 2026, but this is not the list you have seen before. Every cheap-living guide on the internet recommends the same parishes, and on 28 October 2025 a Category 5 hurricane named Melissa hit almost exactly those parishes. So in this video we count down 15 towns, from Black River to Mandeville, and measure every one of them against six things the other lists skip: what a house and a piece of land actually cost from live listings, what the 2026 police numbers say, what Hurricane Melissa did and whether it has been repaired, whether there is water under the August 2026 NWC drought prohibition, whether there is a hospital and a road out, and whether the land can legally be titled in your name.
Inside this video: half an acre of land for J$1.9 million in Westmoreland, a five-bedroom house with a rental flat for J$11.5 million in St Mary, a brand new titled house on its own lot from about US$57,000 outside May Pen, the town with the lowest murder count in the country, the town that just posted a 30-year crime low, and the three numbers every Jamaican abroad should know before wiring a deposit: the National Housing Trust route from overseas, what the purchase really costs on top of the price, and the title risk that costs people everything.
The 15 towns: Black River, Savanna-la-Mar, Lucea, Santa Cruz, Christiana, Brown's Town, Port Maria, Annotto Bay, Morant Bay, Port Antonio, Falmouth, Linstead, May Pen, Old Harbour and Mandeville.
If you are Jamaican living in the US, UK or Canada and thinking about buying back home, or you are looking at Jamaica as a place to retire, this is the research nobody else has done for 2026.
Tell us in the comments which town you would actually move to, and why.
